Rio Valley is a neighborhood like no other.

Rio Valley is actually more like a small village designed with tree lined streets connected in a pedestrian grid. It will have convenient services along its “Main Street” a “Town Green”, pocket parks, walking trails, a variety of housing types and community gardens and orchards.

    What will be price range of homes? Pets?
    How about rent for businesses?

      The living units will be from $110,000 for a condo to up to $300,000, depending upon the type and size. Pets will be allowed. The business spaces are for sale. What are you looking for?

    A small space for local farmers market goods, smoothie and juice bar and pre-prepared meals

    That would be real nice. Maybe even incorporate pomegranate products with it as well. The two orchard areas will primarily be pomegranates, but we hope part of the orchard area will be a community garden. Your store could sell their excess produce. I had imagined this type of store you describe would be at the entrance of the neighborhood on the corner of Westside Drive and La Vona Drive.

    Will the Rio Valley project have Live above/Work below properties like you have for the Escondido Project? If yes, what will the price range be. Will you also be including a dog park for residents and dogs to meet? What about a community swimming pool complex with outdoor picnic area? Will there be a home owner association and fees?
    Currently, we have a Winton / Flair home in the Edgemont subdivision in Santa Teresa on Britain Drive.

    There will be a shopping area that will have businesses. The commercial lots will be sold to the business owner and they can decide if they want to build their space with a living area above. If you are interested in having one built for you, we would have to price it out because it is dependent upon what you want included.
    There is a central park in the subdivision, but at this point we have not decided if we will fence part of it off specifically for a dog park.
    There are outdoor picnic areas at the central park.
    We have not decided if there will be a community pool or not.
    There will be an association and if we do a community pool, the monthly dues will be approximately $45 per month, if we do not do a pool, the dues will be around $10 to $15 per month.
